Terms & Conditions
We are referred to as 'the Owners' being received by the renter (hereby after referred to as 'the Client').
To reserve the 'Property', the 'Client' should complete and sign the Rental Agreement form which we can email, fax or post and return it together with payment of an initial deposit of (20% of the total rental cost). Cash, online payments, postal orders, bank transfers and cheques are excepted. If paying by cheque please have cheque made out to ‘'Mr. Geoff Chapman'’ and allow 5 days for clearing. Address will be on the Rental Agreement form. Following receipt of the Rental Agreement form and deposit the 'Owners' will send a confirmation document as formal acceptance of the booking.
The balance of the rent is payable not less than 8 weeks prior to the start of the rental period. Reservations made within 8 weeks of the start of the rental period require full payment at the time of booking.
A fully refundable deposit of £150 or currency equivalent will be required on all rental periods and is payable not less than 8 weeks prior to the start of the rental period covering damage, breakage, graffiti, vandalism and loss of keys. Our agent will inspect the ‘Property’ on the afternoon of your departure and report the findings to the ‘Owners’. Any bills due to damage, breakage, graffiti, vandalism or key loss will be subtracted from your refunda ble deposit. The ‘Owners’ are aware that accidents do happen and there could be minor breakages such as glasses, cups and crockery. Please be upfront with any small breakages as such items can easily be replaced without cost to the ‘Client’.
In the event of cancellation, charges will apply as follows:
56 days (8 weeks) and less from departure date; Full loss of deposit
plus 25% of rental paid.
We ask that you contact us as soon as possible in the event of a cancellation.
57 - 70 days; 75% of deposit lost.
71 - 90 days; 50% of deposit lost
'Clients' are strongly advised to take out adequate travel insurance, which has comprehensive and suitable cancellation cover in the event of unforeseen personal circumstances.
The 'Client' shall not be entitled to remain in occupation of the 'Property' after the dates given in the booking form unless this has been agreed in advance and in writing with the 'Owners'. The 'Property' can be occupied at 14:00 hours on the day of arrival and must be vacated by 11:00 hours on the day of departure. Exceptions can be agreed in advance for earlier check in and later check out times if deemed necessary.
The maximum number of adults to reside in this 'Property' and make use of its facilities shall not exceed 4. The sofa bed can be utilized for a child if required. 5 persons is the absolute maximum for occupancy in this ‘Property’. The 'Owners' reserves the right to cancel the booking and evict the 'Clients' with full loss of rental costs if more then 5 people are staying in the 'Property'. The 'Client' agrees to be a considerate tenant and take good care of the 'Property' and to leave it in a clean and tidy condition at the end of the rental period .
The 'Owners' requests that 'Clients' do not smoke inside the villa or bring pets. Smoking will be permitted outside the villa. Kindly obey the no smoking and no pet policy.
We request that the 'Client' shall report to the 'Owners', or his agent, without delay, any defects in the 'Property' or breakdown in the equipment, plant, machinery or appliances in the 'Property' or pool or garden so that arrangements for repair and/or replacement can be made as soon as possible. An early inspection by the ‘Client’ shall be carried out throughout the ‘Property’ including the gardens and swimming pool area to confirm the ‘Property was in a clean, tidy and a safe manner at the commencement of their stay. Any defects will be reported to our agent as soon as possible.
The 'Owners' shall not be liable to the 'Client' for any temporary defect or stoppage in the supply of public services to the 'Property', nor in respect of any equipment, plant, machinery or appliance in the 'Property', swimming pool or garden, nor any loss, damage or injury, which is the result of adverse weather conditions, riot, war, strikes, acts of God or other matters beyond the day-to-day control of the 'Owners'. Nor any loss, damage or inconvenience caused to, or suffered by, the 'Client' if the 'Property' is destroyed or substantially damaged before the start of the rental period. In that event, the 'Owners' shall, within 7 days of notification to the 'Client', refund all sums previously paid in respect of the rental period. Such refund will not cover the costs of any flights, car or boat hire booked. The 'Owners' shall not be responsible for any consequential losses of the 'Client'.
Under no circumstances shall the 'Owners' liability to the 'Client' exceed the amount paid to the 'Owners' by the 'Client' for the rental period.
